Sealcoating is a protective layer applied over asphalt pavement. It blocks water, UV rays, oil, and chemicals from breaking down the surface. Think of it like sunscreen for your parking lot.

Our Sealcoating Process

Clean and Prep Surface

We blow and sweep the entire surface to remove dirt, debris, and loose material. Oil spots get treated with primer so the sealer bonds properly.

Crack Filling First

All cracks get filled with hot rubberized sealant before we apply the sealcoat. This stops water from getting under the surface after the job is done.

Apply Sealcoat

We apply two coats of commercial-grade sealer using spray systems and squeegee machines. Two coats gives you better coverage and a longer-lasting finish.

Cure Time

The sealcoat needs 24 to 48 hours to fully cure. We barricade the area and coordinate with you to keep traffic off the fresh surface until it is ready.

When to Sealcoat Your Parking Lot

Follow this simple schedule to get the most life out of your asphalt.

Year 0

New Asphalt Installed

Fresh asphalt needs time to cure and release oils. Do not sealcoat new pavement right away. Wait at least 6 to 12 months before the first application.

6-12 Months

First Sealcoat Application

After the asphalt has fully cured, apply the first sealcoat. This is the most important application. It sets the foundation for years of protection.

Every 2-3 Years

Regular Maintenance Sealcoating

Reapply sealcoat every 2 to 3 years after the first coat. High-traffic areas like drive lanes may need it every 2 years. Lower-traffic spots can go 3 years.

Ongoing

Inspect and Fill Cracks Between Coats

Check for cracks every spring after winter. Fill any new cracks right away. This keeps water out and makes your next sealcoat last even longer.

Chicago Weather Protection for Your Asphalt

Chicago is one of the toughest climates for asphalt in the country. Here is how sealcoating fights back.

UV and Heat Oxidation

Chicago summers hit asphalt with intense UV rays that dry out the binder. The surface turns gray, gets brittle, and starts to crack. Sealcoating blocks UV and keeps the binder flexible. This is the first line of defense in our two-season attack cycle.

Winter Moisture Finish

After summer UV weakens the surface, winter moisture finishes the job. Water, salt, and de-icers push into those UV-damaged spots and break the asphalt apart. Unprotected surfaces get attacked from two directions across a 110-degree temperature swing.

The Sealcoat Shield

Sealcoating fights both problems at once. It reflects UV in the summer and blocks moisture in the winter. One application protects your lot against the full range of Chicago weather, from 95-degree July heat to sub-zero January cold.

Sealcoating Questions

Most commercial parking lots should be sealcoated every 2 to 3 years. High-traffic areas like drive lanes and entrances may need it every 2 years. Lower-traffic sections can go 3 years between applications. The best way to know for sure is to have us inspect your lot. We will tell you exactly what it needs.
Sealcoating typically takes 24 to 48 hours to fully cure. Light foot traffic is usually safe after 12 hours in warm, dry conditions. Vehicle traffic should wait the full 24 to 48 hours. We barricade the area and work with you to plan around business hours so your customers and tenants are not affected.
Sealcoating needs temperatures above 50 degrees Fahrenheit for at least 24 hours to cure properly. In Chicago, the sealcoating season runs from late April through October. We do not apply sealer in cold weather because it will not bond correctly and will peel off. If you contact us during winter, we will schedule your job for the first warm window in spring.
