Why Fall Is the Best Time

September and October are the best months to sealcoat in Chicago. The summer heat has cured the asphalt well. Temperatures are warm enough for the sealcoat to bond. And you protect your lot right before winter hits.

Fall sealcoating gives your lot a fresh shield against road salt, snowplows, and freeze-thaw damage. Spring sealcoating works too, but your lot goes through the entire summer before winter protection kicks in.

Temperature Requirements

Sealcoat needs at least 50 degrees Fahrenheit to cure. The temperature must be at or above 50 degrees for 24 hours after application. This is air temperature, not pavement temperature. Night temps in late October can drop below 50, so timing is critical.
