Our calculator uses real 2026 Chicago-area pricing. We look at four things to build your estimate.
Lot size is the biggest factor. More square footage means more materials and labor. But larger lots often cost less per square foot because of bulk pricing.
Service type changes the price a lot. New paving costs more than sealcoating. That is because new paving needs grading, base stone, and thick asphalt. Sealcoating is a surface treatment that protects what you already have.
Lot condition matters too. A lot in poor shape may need extra work. Cracks need to be filled. Old asphalt may need to be removed. That adds to the cost.
Property type helps us estimate extras. Retail lots need more striping. Industrial lots may need thicker asphalt for heavy trucks.
