Commercial Parking Lot Paving Project in Chicago

The Challenge

This commercial packaging facility in the Chicago metro area had a parking lot that was nothing but raw gravel and dirt. There was no existing asphalt surface to work with. The entire base needed to be graded and leveled before any paving could begin.

The property owner needed a lot that could handle heavy truck traffic from delivery vehicles. The raw base had low spots that collected water and high spots that made driving rough. Without proper grading first, the new asphalt would crack and fail within just a few years.

The goal was simple. Turn a rough gravel lot into a smooth, professional parking area with clear striping for cars and trucks.

Our Solution

Our crew followed a step-by-step process to make sure the new lot would last for years. Here is what we did.

Base Preparation and Grading. We used a motor grader to level the entire lot. We filled low spots and cut down high spots to create a smooth, even surface. Proper grading also set up the right slope so rainwater would drain off the lot instead of pooling on the surface.

Hot Mix Asphalt Installation. Once the base was ready, we brought in hot mix asphalt and spread it across the full lot. Our paving machine laid down an even layer of asphalt at the right thickness for heavy commercial use.

Compaction. We used a steel drum roller and a pneumatic tire roller to compact the asphalt while it was still hot. This step removes air pockets and makes the surface dense and strong. Good compaction is the key to a long-lasting parking lot.

Striping and Line Marking. After the asphalt cured, we came back to add fresh yellow and white striping. We marked parking spaces, driving lanes, and fire lanes so the lot was ready for daily use right away.
