How much does asphalt paving cost in Chicago?
The cost depends on the size of your project, the condition of the base, and the type of work needed. A small retail lot costs less per square foot than a large industrial yard. How long does asphalt paving last?
A well-built commercial asphalt surface lasts 15 to 25 years with proper maintenance. Without maintenance, that drops to 7 to 12 years. Regular sealcoating and crack filling are the two most important things you can do to extend the life of your pavement.
How often should I sealcoat my parking lot?
Most commercial parking lots should be sealcoated every 2 to 3 years. This protects the surface from water, UV rays, oil, and chemical damage. We can inspect your lot and recommend a maintenance schedule that fits your budget.
What is the difference between resurfacing and new paving?
Resurfacing (also called an overlay) removes the damaged top layer and lays new asphalt over the existing base. It costs 30 to 50 percent less than full replacement. New paving means tearing everything out and building from scratch. Resurfacing works when the base is still solid. Full replacement is needed when the base has failed.
How long does sealcoating take to dry?
Sealcoating typically takes 24 to 48 hours to fully cure, depending on temperature and humidity. We schedule sealcoat jobs when the weather forecast is clear. Your lot will need to be closed to traffic during the drying period.
How do I fix potholes in a commercial parking lot?
The right way is saw-cut patching. We cut clean edges around the damaged area, remove the bad material, compact the base, and fill it with hot-mix asphalt. This creates a permanent, seamless repair. Avoid cold-patch products from hardware stores. They are temporary and will fail within months.
Can you pave in the winter in Chicago?
Asphalt paving requires temperatures above 50 degrees F for the material to compact properly. In Chicago, the paving season typically runs from April through November. We can do emergency pothole repairs and some patching in colder months, but new paving and resurfacing should wait for warmer weather.
How long does crack filling last?
Hot rubberized crack filling lasts 3 to 5 years in Chicago. The material is flexible, so it expands and contracts with temperature changes instead of cracking again. Some cracks may need to be re-filled over time as the pavement continues to move.
