What We Repair

We fix all types of commercial concrete. Here are the most common repairs we handle for businesses across Chicagoland.

Concrete Aprons

Driveway and garage aprons that are cracked, sunken, or broken. We remove and replace them with reinforced concrete.

Sidewalks and Walkways

Heaving and cracked sidewalks are a trip hazard. We replace damaged sections and match the grade for a smooth, safe surface.

Curbs and Gutters

Broken curbs hurt your property's look and drainage. We pour new curbs and gutters that direct water where it needs to go.

Garage Floors

Cracked and spalling garage floors get worse fast. We remove the damaged concrete, fix the base, and pour a new slab.

Loading Dock Areas

Heavy trucks beat up loading areas. We repair dock pads and approach slabs with high-strength concrete built for the load.

Our Concrete Repair Process

Every concrete repair follows a five-step process. This is how we deliver lasting results on every project.

Concrete vs Asphalt

Not sure which material is right for your repair? Here is a quick comparison to help you decide.

Feature Concrete Asphalt
Best For Aprons, sidewalks, curbs, garage floors Parking lots, driveways, roads
Lifespan 30+ years with proper care 20+ years with sealcoating
Heavy Loads Great for static heavy loads Great for rolling traffic
Cure Time 7 days before traffic 24 to 48 hours
Maintenance Low maintenance, seal joints Sealcoat every 2 to 3 years
Cost Higher upfront, lower long-term Lower upfront, ongoing upkeep

Many commercial properties use both materials. We can help you choose the right option for each area of your property.

Signs You Need Concrete Repair

Watch for these warning signs. Catching problems early saves money and prevents bigger damage.

  • Spalling or flaking on the surface where the top layer peels away
  • Heaving slabs that are pushed up by frost or tree roots
  • Wide cracks that keep getting bigger each season
  • Uneven surfaces that create trip hazards for customers and employees
  • Drainage problems where water pools on or around the concrete
  • Crumbling edges along curbs, aprons, or walkways

Why Chicago Concrete Spalls and Flakes

Concrete damage in Chicago works differently than asphalt damage. Salt does not just sit on the surface. It draws moisture into the concrete through osmosis. When that moisture freezes, the top layer flakes off in sheets. This is called spalling, and it is the number one concrete problem in the Midwest.

Magnesium chloride de-icers are even more aggressive than regular rock salt. They create a chemical reaction inside the concrete that weakens the paste holding the aggregate together. Garage aprons and sidewalks take the worst beating because they get the most de-icer exposure all winter long.

Asphalt Paving Professionals uses air-entrained concrete mixes designed to resist both the chemical attack and the physical freeze-thaw pressure. We also recommend proper sealing to block salt and moisture from getting in. The right mix plus the right sealer means your concrete lasts through Chicago winters instead of falling apart.

Frequently Asked Questions

New concrete needs at least 7 days to cure before it can handle vehicle traffic. Foot traffic is usually safe after 24 to 48 hours. Full strength takes about 28 days. We will let you know exactly when your concrete is ready for normal use.
We do our best to match the color of your existing concrete. New concrete will always look a little different at first because older concrete fades over time. As the new section ages and weathers, the color will get closer to the surrounding concrete. We can also use tinting if a closer match is needed right away.
Our focus is on commercial concrete repair and replacement. We handle standard broom-finish and smooth-finish concrete for aprons, sidewalks, curbs, and garage floors. For decorative or stamped concrete projects, we can refer you to a trusted partner who handles that type of work.
